Most of the admin around a student property is not about the tenancy. It is about who is holding a piece of metal, and whether you can get it back.

  • Move-in and move-out

    Whole buildings changing hands in a fortnight, each handover needing someone physically present with the right key.

  • Lost keys

    A lost key to a shared house is a lock change, new keys for every housemate, and an argument about who pays for it.

  • Contractors and inspections

    Letting a plumber into one room without handing over access to the whole property, and without a tenant taking a day off.

  • Neighbour complaints

    One loud night in a student street is a complaint to the council, and in some areas a licensing conversation you would rather not have.

What changes

Credentials, not keys

Each tenant gets their own access to the doors they are entitled to. When the tenancy ends it simply stops working, so there is nothing to collect and nothing to re-key.

  • Issued and revoked remotely. A tenant moving out early, or a replacement moving in mid-term, takes a minute rather than a visit.
  • Scoped per door. Room access and front door access are separate, so a contractor can be let into one without the other.
  • No lock changes for a lost key. There is no key to lose. The mechanical override stays with you, not the tenants.
  • A record of every entry. Useful when a deposit dispute turns into a question about who was in the property and when.

Worth being straight about

Student housing has obligations that a holiday let does not, and we are not going to pretend otherwise.

Tenants have a right to quiet enjoyment

Access logs tell you a door opened. They are not a licence to monitor people in their home, and we will not help you use them that way.

Noise monitoring is sound level only

No audio is recorded, and we would only ever recommend it in communal areas and entrances, never in a bedroom.

Your licensing duties stay yours

HMO licensing, fire safety and deposit protection are your responsibilities. We fit and run hardware; we are not your compliance adviser.
